While in the case of 20–30-year mortgages, the impact of rising interest rates is temporary as these interest increases may only affect 2-3 years of the contract term, in the case of the developer, as the financing of development is only for 2-3 years, interest alone may impact the final cost of construction in this case by around 10-15%.
